Since its launch in 2013, the Greece Golden Visa program has become one of the top choices for investors seeking European residency. By meeting the immigration requirements through real estate or fund investments, applicants can secure a five-year residence permit. This permit allows free travel across 27 Schengen countries in Europe and provides numerous benefits and conveniences associated with visa-free access.
Eligibility Requirements
Applicants must be at least 18 years old and have no criminal record.
Spouses and children under the age of 21 can apply together.
Applicants must purchase European Union health insurance.
Investment Options
From September 1, 2024, the Greek Golden Visa program divides real estate investments into three categories:
Investment of €800,000: Purchase a single property of at least 120 square meters in specific areas such as the Attica Region (including central Athens, its southern and northern suburbs), Thessaloniki, or islands with populations exceeding 3,100 residents (e.g., Crete, Santorini, Mykonos).
Investment of €400,000: Purchase a single property of at least 120 square meters in areas outside the regions mentioned in the €800,000 category.
Investment of €250,000: Purchase a single property in Greece classified under the commercial-to-residential category.
“Commercial-to-residential” refers to converting properties such as factories, commercial buildings, or historical structures into residential ones. The factory buildings must have been vacant for over five years.
If the primary goal is simply to obtain Greek residency without considering real estate appreciation, the "commercial-to-residential" option is the most cost-effective way to secure Greek residency.
